Tenant placement FAQs

Is Tenant Placement Only the same as full-service management?

No. Tenant Placement Only focuses on the lease-up process. After placement and the agreed handoff, the owner is responsible for ongoing management unless a separate management agreement applies.

What does HLR review during applicant screening?

The workflow may include application information, ResidentScore terminology, income verification, and other approved screening criteria. Final procedures are controlled by HLR’s current screening policy and applicable law.

Who prepares the lease?

HLR prepares the lease using the approved ZIP Forms workflow and assembles the appropriate move-in packet for the placement process.

Does screening guarantee a successful tenancy?

No. Screening helps owners make a documented decision using available information, but it cannot guarantee future conduct, payment, property condition, or financial results.
