A protection most managers do not offer

SureVestor ProtectionPlus adds a stronger safety net around tenant-related risk.

Good screening reduces risk, but it cannot eliminate every job loss, eviction, intentional act, or liability claim. HLR owners can add SureVestor ProtectionPlus through professional property management for $57 per managed property, per month.

This is not a replacement for the owner’s dwelling or landlord policy. It is an added layer designed for expensive gaps that traditional policies may limit or exclude.

Up to $35,000

Tenant malicious damage

Protection for qualifying intentional tenant damage to the building or covered contents.

Up to 25 weeks

Loss of rent

Qualifying rent-loss events can include tenant delinquency, lease breaks, tenant death, violence, or a property made uninhabitable by covered malicious damage.

Up to $5,000

Eviction costs

Coverage can include qualifying filing and defense costs, plus up to $600 for sheriff, marshal, or constable fees.

$1,000,000

Third-party liability

The bundle includes general-liability coverage for qualifying third-party claims arising at the property.

Up to $15,000

Theft-related loss

Coverage for qualifying theft or damage caused by theft to the building or covered contents.

Additional benefits

Beyond the major risks

The program can also include qualifying lockbox loss, rekeying, and other benefits described in the current policy.

Coverage descriptions are summaries only. Eligibility, deductibles, waiting periods, exclusions, claim requirements, limits, and availability apply. The current SureVestor policy and program documents control.

Pricing questions

Before you select a plan

Why is the tenant-placement fee shown separately from monthly management?

Tenant placement covers the lease-up work required to prepare, market, screen, document, and move in a resident. Monthly management begins with the ongoing operating relationship under the selected plan.

Does Tenant Placement Only include ongoing rent or maintenance management?

No. After the agreed handoff, the owner handles rent, resident communication, maintenance, renewals, move-out, and other ongoing responsibilities.

Are every possible vendor cost and repair included in the management percentage?

No. Third-party costs, repair expenses, court costs, optional services, and certain coordination or program charges may apply separately. The current executed agreement and approved documents control.

Which plan is the best value?

The right choice depends on the owner’s desired workload. Tenant Placement Only fits hands-on owners. The 8% plan provides ongoing management. The 10% plan reduces selected fees and includes additional documentation services.

What is the difference between the $15 liability option and $57 ProtectionPlus?

The $15 monthly option provides the program’s general-liability coverage. ProtectionPlus is $57 per month and includes that liability component plus landlord protections for qualifying rent loss, tenant malicious damage, eviction costs, theft-related loss, and other covered events. They are alternatives, not charges that are added together.
