Rental application & screening guide

This guide explains what to prepare, how HLR reviews an application, and what to expect before a showing or lease approval.

1. Start with the current listing

Each home has property-specific details.

Availability

A listing may change before an application is reviewed or approved. The current listing controls the home’s availability, rent, features, and next steps.

Move-in timing

Review the listing’s available date and be prepared to discuss your intended move-in timing.

Property requirements

Some homes may have requirements or restrictions specific to that property. Read the listing before applying.

2. Before a showing

Complete one required first step.

Before HLR schedules or conducts a showing, submit an application through Zillow or complete the HLR showing request form. A showing request is not an approval, lease, or reservation of the property.

3. Application and screening

What HLR reviews

ResidentScore

Applicants must meet the current minimum ResidentScore of 560. HLR uses ResidentScore terminology rather than a traditional credit-score label.

Application information

Provide complete and accurate application information. Missing or inconsistent information can delay a review.

Consistent process

HLR applies its current written screening process consistently. A complete application does not guarantee approval or a particular property.

4. Income verification

Be ready to document recurring income.

Innago’s automated income verification is the preferred method when available. HLR may request additional documentation to complete the review.

Bank statements support verification, but do not automatically establish recurring qualifying income by themselves.

Common documentation

Pay stubs, employer verification, benefit or award letters, retirement or pension records, court-ordered support documentation, and other reliable evidence may be accepted.

Self-employed or contract income

Tax returns, profit-and-loss statements, contracts, and supporting bank statements may be used together to document qualifying income.

Supporting records

HLR may request at least two months of bank statements. Unidentified deposits do not automatically count as qualifying income.

5. Household and occupancy

Tell us who will live in the home.

Disclose every intended occupant

Identify every person who is expected to reside in the home when you apply. Do not leave out household members who will be living there.

Property-specific occupancy

Occupancy is reviewed for the individual home based on its bedroom count, layout, and applicable requirements. Ask HLR before applying if your household size is close to a property’s limit.

Approval matters

Only occupants approved through HLR’s process and included in the lease may reside in the property. Additional occupants require written approval before moving in.

6. Pets and assistance animals

Every household completes PetScreening.

Each adult applicant and resident must complete the appropriate PetScreening profile—whether the household has a pet, an assistance animal, or no pet/animal. The no-pet profile confirms that the household understands the process if an animal is added later.

7. After you submit

What happens next

HLR reviews the submission

HLR may contact you for clarification or additional documentation needed to complete the review.

Do not assume the home is held

Submitting an application, requesting a showing, or providing documents does not reserve a property unless HLR gives you written confirmation.

Stay responsive

Respond promptly to requests for information so HLR can keep your application moving through the current process.
