On-time Rent Guarantee
Keeping your cash flow flowing is part of our priorities. If the tenant pays rent on time we will process your payment no later than the 10th of the month. If we cannot fulfill this your management fee will be waived the following month

You won’t be tied up in a contract if we can’t get you a qualified tenant.
Leasing Performance terms:
In the event that the PREMISES is not rented or leased within sixty (60) days of the date of this Agreement, or remains vacant without being subject to a lease for any sixty (60) day period, either party may terminate this Agreement upon thirty (30) days written notice to the other party of such intention to terminate, provided that such written notice is delivered to the other party prior to the rental or lease of the premises through the efforts of BROKER. If the PREMISES contain multiple rental units, the termination provisions of this section will only apply if all units were not rented or leased within sixty (60) days of the date of this Agreement, or all units remained vacant for any sixty (60) day period. Termination of this Agreement shall not adversely affect the rights of tenants under the existing leases.
Happiness Guarantee
If for any reason you are not completely happy with our services and want to leave us, you may cancel your property management agreement without penalty with 30-days notice. The notice period allows for a smooth and professional transition for the tenant, a wrap-up of any outstanding maintenance items and invoices, and the assignment of the lease and security deposit funds properly over to you so we transfer a happy tenant.
Our conditions for the Happiness Guarantee
A 30-day notice is provided by the property owner which allows us time to resolve any outstanding service issues and prepare accounts and files for transfer.
All outstanding invoices have been paid to vendors.
No marketing materials will transfer
21-Day Rental Guarantee:
When it comes time to market your rental property, the last thing you want is to have your home unrented. Every day an investment property is vacant is a day of lost income and this is why we guarantee that we will find the right tenant for your home within 21 days or you receive a month of management fees for free when the 21-Day Rental Guarantee is added to your property management or leasing agreement.
Our conditions for the 21 Day Rental Guarantee are simple:
The home must be vacant.
The home must be ready for tenants, The 21 days begin from the day the home is move-in ready.
The home must be a pet-friendly property and allow a maximum of 2 approved pets.
21-Day Rental Guarantee must be included in your Property Management Agreement.
We will provide the Guaranteed Rental Price.
The property must be available for a 12-month lease term. May be willing to do shorter or longer lease terms but at least be available for a 12-month term.
Property must be available to have a For Lease sign in front of the property for advertising purposes
If we can’t find a qualified tenant based on this term 1st month’s management fee is waved
